When we decided to get into the Rental & Property Investment business, we knew we were doing it for the long-term investment. Short-term return was important, but the long-term focus was the high priority. We understand the benefits of a management company so that is definitely the route we were going to take. • We expect our management company to inspect our properties and provide photos. Not only for the Landlords benefit but for the Occupants as well. It's very important for our properties to maintain their current condition and in some situations get better with time and the occupants to live in a safe and comfortable home.
• We expect a representative to be present for all showings. We want feedback from that showing to eliminate wasted vacancy time but more importantly, we are concerned about the safety of our potential occupants and properties.
• We expect an annual evaluation of our properties. Are our rents too low? Are they too high? Fair market rent is extremely important to us. (Everybody Wins)
• We expect that if the management company is picking the occupant then they should have some ownership in that occupant. Why should the landlord have to bear all the expense of the eviction process and clean out if the management company chose the occupant?
